All property inspections should be done prior to the auction date.  Properties are being sold in existing "as is, where is" condition, with no expressed or implied guarantees or warranties whatsoever.  It is the Buyer/Bidders sole responsibility to perform a personal inspection and to be satisfied as to the property's  condition prior to bidding.  Appointments will need to be made with the listing agent prior to the auction to schedule inspections.

Who is responsible for closing costs?
Standard closing costs apply to short sale closings as they do in traditional closing.  The seller will pay documentary stamp taxes and surtax on deed, if any, owner's policy and charges and title search as long as the seller selects the closing agent, HOA/Condominium Association estoppel fees through the day of closing and seller's attorney fees, if applicable.  The buyer will pay taxes and recording fees on notes and mortgages, recording fees for deed and financing statements, survey, if required, lender's title policy and endorsements, HOA/Condominium Association Association application/transfer fees, loan expenses, appraisal fees, buyer's inspections, all property related insurance, if buyer selects the closing agent, the buyer will pay for  owner's policy and charges and title search (typically the seller selects the closing agent and pays these costs) and buyer's attorney fees, if applicable. 

This Auction will be held at Preservation Hall, 215 E. Main Street, Lakeland, FL.  This event facility is on the south side of Munn Park in downtown Lakeland, located diagonally across the street from Harry's Downtown Restaurant and next door to Nathan's Mens Store.
